On a very realistic note, this is your last chance in CAT. I am saying this, because I did the same. Even I had 3.8 years of experience in IT with a mechanica degree. So, give it your best shot. If you are not able to clear CAT, then give GMAT, once you get 5 years work experience.

If any university is UGC and AICTE approved, it is best. Both the university are offering slimier course. Content and syllabus is important. KTU, I think is conducting theory exam, whereas MG is conducting online test. So, you have to check many other parameters i.e. supply of books, conducting special sessions to solve our doubt, when they provide degree certificate. And, main thing is any study center must be very transparent about fees.

Out of the colleges mentioned above, I think Himgiri Zee University as one of the best university for pursuing architecture.
