Yes only MAHCET 2017 is enough for most of the colleges. After that, you will have to go through DTE procedure, CAP rounds will be there. For the list of colleges that come under this procedure, please go through the DTE website. You will be treated as OMS candidate and rank will appear as All India Rank. You will not be able to avail any caste benefits.

By appearing for MAH CET, you are automatically eligible to apply for the various colleges under it like JB, Sydenham, etc. You don't need to apply separately. You have to separately apply only for the PGDM programs.

I would say it's a blessing in disguise, because you need to be polished before you enter architecture course, maybe you can enroll for a Detailed NATA course, attend workshops on a few interesting things in architecture, maybe visit a few colleges to understand their teaching learning process to choose the best for yourself.
