If you want to take admission in a reputed B-School, then you must appear for one or the other entrance exam and clear the further interview rounds (if shortlisted for it). No good college admit candidates just on the basis of their graduation or the overall academic score.

Yes. B.S. Abdur Rahman University, Chennai is a good college for engineering and also for architecture. Its name has been changed to Crescent University.
It has a good reputation and accreditation like 'A' grade by NAAC.
The placements are decent and if you are talented you can be surely placed. The faculty are also good so that they may help you in an efficient manner.

It's nice to see your enthusiasm in pursuing your PG. Well, all subjects mentioned by you are great in themselves. But what is your passion? What subject interests you? You must take admission only in the subject which is aligned with your passion.

So, it should be well cleared and boldly marked that IIEST doesn't offer 5-years as a compulsory course, it's an option at the end of 3rd- year.
