The eligibility criteria for Ph.D varies for every institute. However the basic requirement is a Masters degree or an equivalent degree in the relevant discipline.
However the cut off percentages vary, some of the institutes conduct entrance exams and some of them require atleast two Research Publications for the Ph.D programs, some also require work experience of a couple of years.
So, as per your query I would suggest you to:
1. Make the list of universities, from where you wish to pursue Phd.
2. Then contact the admission department of these shortlisted universities.

Yes, you can do B.Arch
If you qualify following eligibility criteria,
The basic eligibility criteria for B.Arch is 10+2 (senior secondary Class XII) or equivalent referred to as the qualifying examination from a recognized Board/University with a minimum of 50% marks in Science subjects (Physics, Chemistry and Mathematics).
But i have a suggestion since you are doing your BBA which is a bachelors degree,
It will be better if you go some Post graduation degree I.e MBA.
But choose which is of your like/interest,
