84.75 is a decent score. But as the cutoff percentile for different exams is different every year and changes every time according to the exam. There is no fixed cutoff. Last year cutoff for CAT- 86 percentile, XAT - 78 percentile and CMAT - 96 percentile. You can apply and wait for the best.

Yes, you are right as far as the duration of study goes, the DIAC website clearly says the enrolled duration of study should be 2 years and this is the same requirement for PR eligibility. It does not mean that Australian MBAs are not worth it, it only means that the student should check the criteria for PR and PSW before applying for the course. I have always advised students to apply for a minimum duration of 2 years while selecting a course. The rule also says 2 years of Master’s, which means 2 Master’s of 1 year also are eligible.
