Your ward got less than 25% marks in exam and you want him to get admission in most sought-after branch. Ask yourself a question. Why obsession with engineering? Even if you get admission in management quota, will your ward be able to sustain? With marks you are quoting I feel there are almost no chances of admission.

Solve various question papers every now and then, try finding questions that require a multi step approach to solve. There are not many Institutes in India which provide MBA in real estate. There would be around 7-8 which provide specialisation in this particular field.
You could look at:
ISTAR, Ahmedabad provides Master of Valuation (Real Estate) but that's a2 year full-time course.
Another option in Guru Gobind Singh Indraprastha University which is in Delhi (Dwarka) has weekend classes in MBA real estate
RNB Global Rajasthan offers MBA (Real Estate and Urban Infrastructure ) but it is a full-time MBA for 2-years.

You have to first complete your 12th, because for B.Tech programs 12th passed is the minimum eligibility criteria for all institutions running the B.Tech programs. Further in Amity University the admission are based on Amity JEE and JEE (Mains). So, you have to clear anyone of them.
