Yes, a combination of all you have mentioned along with bit of luck.
every one have there own perception, in my view, i believe one need to be concentrate in two most important factor for any admission,
GOOD SCORE (both in academics and entrance)
GOOD COMMUNICATION SKILL (to present yourself to others, of-course English is widely accepted language so must have good command over it)

You will be required to provide identity proof, age proof and address proof. He/she is also required to submit co applicant's document which includes relationship proof, address proof, income document. Also required to submit an admission letter with a fee structure.
