As Shiksha is an Education portal which gives guidance to the students to choose their career and education options, you would not find much information related to your topic. However, as suggested by Excel you can think of making a kitchen garden at the roof top and cultivate vegetables which are not with deep roots, these can also be sold and can be a profitable business. Apart from this the rooftop can be used by converting it into gym. There can be several other ideas which can be thought over but for that you need to know the budget of a person and what are his/her interests.

Well as you must be a masters degree holder and having 10yrs experience by now as the Assistant professor, I think you can go ahead with the UGC NET.
